Following construction of newly completed £20 million industrial unit development to Category A standards, OC Projects Ltd were very pleased to continue working with existing client to refurbish and fitout the unit ahead of them moving in

The Summary:

Internal Works: Mezzanine floor with first floor offices above and light industrial works below. Jumbo fire wall to segregate open plan warehouse to offices. Warehouse upgrades to suit client’s specifications, requirements and corporate identity.

External Works: Create, design and build new Machine House for machinery housing and storage. New additional 5m overhead sectional access door and structural steel to suit.

The Project:

Internal works included: Included create, design and build a mezzanine floor, area 441m² at 4m height and ceiling height at 12m. 1 hour jumbo fire wall created and built to separate warehouse to offices, with insulation for acoustic ratings. Internal perimeter walls of external cladding dry-lined. First floor office fitout works included full height double glazed demountable partitions with integral window blinds for privacy. Oak veneered doors. LED lighting, emergencies, power, data and 3-compartment dado trunking. Air conditioning, heat-pump system. Stainless steel handrail and stair nosings. Office and Meeting Rooms furniture as desks, tables and chairs. Canteen Fitout included wall and base units, acrylic splashback, stainless steel waste chutes, Luxury slip resistant flooring and freestanding black appliances. Canteen furniture as tables and chairs. Toilet Fitout included additional cubicles and vanities, ventilation, stainless steel wash troughs and hand dryers. Warehouse works included additional electrics single and three phase, additions to existing distribution board to take extra load and circuits. High bay LED lighting and emergencies suspended from roof purlins. Metal clad industrial grade sockets. Additional toilet facilities with fire protections. Additional HGV Drivers Reception Area with fire protection.

External works included: Additional Machine House bolted onto existing external cladding. New overhead sectional door with wicket gate. Additional external composite cladding to suit alterations. Air-conditioning condensors neatly positioned at ground level for easy maintenance. Minor underground drainage alterations linking into main sewer system. Carpark and Yard alterations. Building control certification and sign-off. Planning permission obtained for additional external door.
