The Brief:

Office Concepts were delighted to assist existing client with their 4^th project across their business expansion and acquisition plans of opening up and fitting out new branches in new high street locations.  The building was a mid-terrace constructed in the 1800’s.  3 floor plus basement and attic area located in a pedestrianised area of main town’s shopping thoroughfare to high street precinct.

The Challenge:

Due to the location with shoppers on foot there was limited vehicle access restricting logistics and deliveries. There was no space for any skips of any kind anywhere outside the building.

The Project:

Works included existing old MF ceiling, redundant electrical, data, service media and pipework stripped out.  New suspended ceiling installed and boxing around dropped ceiling bulkheads. Removal of flaking and loose plaster to various areas. Damp proofing and making good to rot repairs. Dry lining and plastering to all perimeter walls. Air conditioning to main ground floor and rear office areas. Lighting to Cat 2 500 lux luminaries to main open plan area, 300 lux to ancillary areas.  LED spotlight and track mounted spotlights to shop front and frontage displays.  Electrical works included 3 compartment power, single and double switched sockets.  Power for external front signage on timeclock.  16 amp supplies for air conditioning.  Skirting data trunking and data points.  Data cabinet and patch panel.  Fire alarm sounders on two floors with fire call points.  Ceiling works to stair landings.  Flooring throughout to client’s corporate identity standard as used in other branches elsewhere together with stair and slip resistant stair nosings. Panel heaters to kitchen, breakout, stairs and landings.  Cupboard electrics and new distribution board.  New rear external steel fire door with 6mm clear toughened glass.
