OC Projects Ltd were delighted to again be chosen as preferred contractor to undertake dilapidation works at existing clients warehouse and industrial building following the end of lease.  Dilapidations were chosen in lieu of cash settlement option as preferred method.

The Project:     

Removal of fire rated steel conveyor shutter, overhead sectional door removal and re-instatement.  Stripping out of tenancy Cat B demountable office partitioning, demolitions, wall and door openings.  Minor builders works and plastering.  Re-instatement of Cat A office partitions and new suspended ceilings to suit landlord approval. Compliance and mandatory repair works.   Lighting and electrical system testing and upgrading.  Floor trunking and power re-instatement.  Replacement sealed window units.  Asbestos survey.  Fire risk assessments, system zones, means of escape and warnings. Intruder and  fire alarm works. Staff kitchen facility restored, deep cleaning to vinyl flooring.  Replacement of sealants. Toilet fitouts to suit ladies, gents and DDA.  Redecorations, air conditioning, Legionella and water testing, window blinds.  New resin factory floor painting and external carpark linings.
